The investment conversions would be more attrative if the developer was able to partner with tenant groups that were ready to take over a property meeting certain specifications/style. Flexibility around that would be a good biz feature.

Point out that some properties could be partially redeveloped to support different styles, like full kitchen units, while sharing some amenities & keeping within an efficient umbrella of zoning/licenses, client delivery, etc.
